I am a FULL SERVICE, roll up my sleeves REALTOR®, who happens to be with an amazing brokerage ( AmeriTeam Realty) where I pay $595 per transaction - that's it. I am not part of a team or with a national brokerage required to pay franchise fees (although I was when I first started out).

ANSWER: The market, by way of the internet brings sellers the highest and best price. It's a fallacy that real estate agents are master negotiators. Possibly this was the case a few decades ago but the SELLER is the negotiator - 100%. The real estate agent is the go-between, the mediator, the creative problem-solver (nothing new under the sun) and the protector of earnest monies by monitoring and enforcing contract deadlines to protect the best interest of the client.
As a Seller, you should NEVER agree to pay real estate agent bonus if they can bring you a buyer. This is a very outdated practice. Think of it this way, can anybody convince you to purchase a home? You cannot "sell" somebody into making the biggest purchase of their life. As a real estate agent, it is my responsibility to provide factual property data and assist with a rational thought process to help the client make a decision. Solution: Offer the bonus amount direct to the Buyer to assist with closing costs, by way of placing this in MLS public remarks.
