BUYER - Ask me about my COMMISSION REBATE for Buyers. It is a pleasure to rebate a portion of my commission to you / your family. How can I do this? 1.) I am NOT required to share commission with a TEAM leader (yet I have a FULL support team of "above grade" agents) 2.) I am NOT required to share commission to pay national franchise fees. I choose to share what would normally be required to pay a team leader (aka brokerage) with the Buyer. When title companies prepare the Closing Statement, they comment that a rebate of commission from a real estate agent is RARE. My thoughts are, [in my most sarcastic thought voice]…."seriously"?

My favorite - "If a real estate agent can't negotiate full commission for themselves, how are they going to negotiate the highest and best possible price for your property?"
ANSWER: The market, by way of the internet brings Sellers their highest and best price. Is it a fallacy that real estate agents are master negotiators? Possibly. A few decades ago, this was the case. Definitely in the commercial market - but not so much in the residential market. In today's home selling market, it's the SELLER that's the NEGOTIATOR - 100%. Today's agent is the go-between, the mediator, a creative problem-solver (nothing new under the sun) and the protector of earnest monies by monitoring and enforcing contract deadlines to protect the best interest of the client.
As a Seller, you should NEVER agree to pay real estate agent a bonus if they can bring you a buyer by a certain date. This is a very outdated practice. Think of it this way, can anybody convince you to purchase a home? You cannot "sell" somebody into making one of the biggest purchases of their life. As a real estate agent, it is my responsibility to provide the most current data specific to a seller's property in order for the home to be positioned properly for the current market - to allow the market to do what it does - bring in qualified potential buyers - hence netting the seller the most money. ALL Realtors® have the exact marketing tools. MLS, International MLS with all listings being shared via Broker IDX - hitting hundreds of thousands of real estate websites. SOLUTION: Offer the bonus direct to the Buyer- to assist with closing costs, by publishing this in MLS Public Remarks.
